Located in the prestigious Lumpini area on Wireless road, Athenee Plaza and Tower was constructed adjacent to the Plaza Athénée Hotel, part of the Royal Méridien Hotels group, and above the hotel’s car park.

The Athenee Tower is constructed adjacent to the existing Athenee Hotel and above the existing hotel carpark. Athenee Plaza is part of the new tower podium and connects to the existing hotel. The development is 33 storeys and has a total gross area of approximately 90,000 m2.

The project comprises of 3 storey basement carpark; office lobby; hotel lobby; podium with hotel facilities such as meeting rooms, ballrooms, banquet kitchen; A-Grade office tower. The net lettable floor area for the tower ranges from 1400-1500 m2 per floor.

The ultimate client, TCC Capital Land elected to deliver this project under the design and construct process due to the tight time-frame that they required. Bouygues Thai were the successful bidder and we were part of their winning team.

EEC Lincolne Scott designed the M&E services for the development up to schematic design stage. The team contractor, EMC then completed the design details and undertook the installation.

Major M&E plant is separated for office and hotel components.

Office tenant facilities including variable air volume air conditioning system, pre-cooled fresh air for better comfort and humidity control, 24 hour condenser water cooling system for server rooms, provision for after-hours air conditioning, raised floor throughout all high zone tenancies for cabling, extensive security system, provision for tenants to provide their own pantries and toilets, standby power, provision for flagship tenants to provide their own standby generator.
